A commercial review with the detail visible

Establish the baseline

Use the agreed drawing revision, circuit and equipment schedules, control functions and installation assumptions. Confirm the dates and validity of the quotations being compared. If one option changes the specification, show it as an alternative with its consequences visible.

Include the work around the equipment

Review design, containment, wiring, panel assembly, installation labour, programming, licences, management, attendance, electrical testing, controls commissioning and handover. Confirm where each item sits in each offer before comparing totals.

Make allowances and exclusions visible

Record provisional items, access assumptions, builder's works, client-supplied equipment and specialist responsibilities. Use a consistent VAT basis and identify optional costs separately. A scope gap should be resolved in the comparison, with its owner and cost treatment recorded.

Keep future costs distinct

Compare aftercare over the same period and against the same service commitments. Identify included visits, optional support and any recurring licence or subscription costs. Keep these separate from the capital installation unless the comparison expressly covers both.

Coordinate the work around the equipment

Review design information, shared routes, equipment positions and specialist attendance together. Identify duplicated allowances and unpriced interfaces for the quantity surveyor to assess; show any scope or cost change in the proposal.

Agree the building-system interfaces early

For each heating, cooling, BMS or audiovisual connection, identify the equipment, system owner, supported commands, required status feedback and joint acceptance test. Lighting and building services can retain separate controllers and specialist responsibilities while working together for the client.

Manage decisions, changes and completion

Work to an identified drawing revision and information-release schedule. Record outstanding decisions and their dependencies. A change should show the affected equipment, installation, programming and programme before the revised work proceeds.

Agree a handover index covering applicable electrical records, demonstrated control functions, supported integrations, outstanding actions and client instruction. Include required specialist attendance in the commissioning plan.
